Jim Greenup is more than just a developer he is a visionary and a mentor. After 28 years in the real estate business he is preceded by a legacy of developments that has brought families and businesses together year after year. But to understand the impact of his work let’s start from the beginning. Born and raised in Shelby, Montana, as a young boy Jim was introduced to the land business by his father and has continually expanded on his upbringing all throughout his life. His philosophy has always been to help people. He has worked in leadership roles at his church Faith Bible where he and his wife Donna have attended with their family for over 12 years. He also sits on the board of directors for Northwest Christian Schools and has helped create a sub-committee to handle the business management for the schools endowment fund. When he is not strategizing and planning his projects he loves spending time with his family relaxing at home. Another pleasure of his is shooting photographs. You will often find him at friend’s weddings candidly shooting pictures and then going home to create collages and layouts that he can deliver to various family members the next day. He loves to be able to provide them with photos of the wedding so they have something to look at long before their professional photographs reach them. It is just one of the ways he places himself as a servant to others. When it comes to land development Jim is a self proclaimed “pizza maker”. When people ask him what he does he likes to put it simply and say, “I make pizza. Like in the pizza business, buying a whole pizza is cheaper than buying it by the slice.” “I act like a pizza maker.” After he buys a piece of land he likes to envision what types of ingredients people would like on that land. He says, “all land has basic ingredients, it is my job to come up with the plans that will suit today’s society and then provide the raw materials to a builder so they can improve on those plans and when the process is done, sell the slices.” Jim embraces honest values and virtues. One of those key values is the family unit. In the past, various construction codes and restrictions used to limit the type of planning and zoning he could create, but in recent years those structures have changed allowing him more freedom to build developments that center around families. Whether it is extended care facilities or luxury neighborhoods with accessory dwellings, he envisions a future where families are able to take care of one another right inside their own neighborhoods. Another theme that echoes in the way he does business is his ability to “manage risk”. For over 20 years as a stock broker and financial planner, he listened to people and what their goals were and then helped strategize and develop a plan that was realistic. He has carried those same attributes into his real estate developing. He doesn’t buy cheap, he just doesn’t buy expensive. Jim has the accuracy for predicting what people will want and then matching builders to meet those needs. What he offers is time and knowledge. He understands real estate in a very deep and thorough way and understands people’s needs. The next strength he adds to his work is his background in knowing how to structure economy scale. He brings together all the various facets of real estate from developing to the sales of homes in a way that is inventive, practical and successful for all parties involved.
